Maintained commercial property grounds with green turf and landscape beds in Birmingham Alabama

Birmingham Property Managers Should Start Landscaping Conversations Now

If you manage a commercial property, a school campus, a municipal facility, or an HOA community in the Birmingham area, there’s a good chance your budget is finalized in October. That means the real decisions about grounds maintenance happen in August and September, well before contracts are signed and the budget is set.

Many property managers wait until the budget number is already set before they start talking to landscaping companies. By then the conversation has narrowed to whether a lawn care and landscape provider can fit inside a figure that was picked without much information. Starting earlier changes that conversation entirely.

Why August Matters

August gives you roughly two months before budgets are locked. In that window you can walk your property with a lawn care professional, get an honest assessment of what’s actually needed, and build a number based on the property’s real condition instead of just adjusting last year’s budget for inflation.

That runway also gives you time to compare. Getting multiple quotes in October when everyone is scrambling produces rushed proposals. Requesting quotes in August and September produces thoughtful proposals, because the crews aren’t racing a deadline and neither are you.

One Vendor for the Whole Property

A common scenario that plays out on commercial properties across Birmingham and the surrounding metro is that there are multiple providers for one property. There’s a mowing company on a weekly schedule. A separate company handles turf treatments. Somebody else installs mulch and seasonal color. Three vendors, three invoices, three schedules, and three different answers when something goes wrong.

We handle nearly all of it. Mowing and lawn care, turf management including weed control and fertilization, landscaping work like bed maintenance, mulch, seasonal flower installation, pruning, and cleanups. One crew that knows the whole property, one point of contact, and no gaps where problems hide.

Our Why: Family

Steven’s Wack-n-Sack has been a family business since 2002. That isn’t a marketing line, it’s the reason our company exists and the reason we operate the way it do.

The whole point of what we do is to take care of your grounds so you can put your attention where it actually belongs. That means property managers not spending Monday morning chasing down why the beds at the front entrance weren’t refreshed on time. For a business owner, it means not fielding tenant complaints about the parking lot islands. It means not turning volunteer service into a second job for HOA board members who already have a full-time job.

We started this business around our own family, and we understand that everybody on the other side of the contract has a life outside of the property. Handling the grounds well is how we give that time back.

What to Have Ready Before Requesting Quotes

If you’re planning to get bids this fall, a little preparation produces much better proposals:

  • Property size and a map if you have one. Square footage of turf areas, bed areas, and hardscape gives providers something concrete to price against.
  • Your current scope of work. Even if you’re unhappy with it, it establishes a baseline for comparison.
  • A list of this season’s problems. Where did turf thin out? Which beds underperformed? What generated complaints? These are the details that separate a real proposal from a generic one.
  • Any known constraints. Irrigation limitations, access restrictions, event schedules, or areas that need attention on specific days.
  • Who has authority to approve. Knowing whether it’s a single decision maker, a board vote, or a procurement process shapes the timeline.

Questions Worth Asking Any Provider

Whether or not you end up working with us, these questions tend to separate providers quickly:

  • What’s included in the base scope and what gets billed separately?
  • How do you adjust service between spring growth and summer heat? A provider running the same program in July that they ran in April isn’t paying attention.
  • Who inspects the property and how often does the manager hear from you?
  • Are parking lot islands and perimeter beds included at the same standard as the entrance?
  • What happens when something goes wrong, and who do I call?
